If you're new to renting — or new to [Dallas](/dallas-apartment-locator) — this guide answers the questions we hear most often from renters. ## How online rent payment works When you sign a lease at a Dallas apartment community, you'll typically get a login to a resident portal. The four most common in Dallas are RentCafe (Yardi), ClickPay, AppFolio, and ResidentPortal (RealPage). You log in, see your balance, and choose how to pay. You'll generally have three options: - **ACH / bank transfer (e-check).** You enter your bank routing and account number. This is almost always free or close to it — usually $0 to $2.50. It takes 1–3 business days to clear. - **Debit card.** Convenient but usually carries a flat fee around $5–$15. - **Credit card.** Almost always charges a 2.5%–3.5% surcharge. On $1,800 rent, that's roughly $45–$63 every month. For most renters in Dallas, ACH is the right default. Use a card only when the rewards or sign-up bonus clearly beats the fee. ## Can I pay rent with a credit card? Yes — almost every Dallas portal accepts Visa, Mastercard, Discover, and usually Amex. The catch is the surcharge above. If you're chasing a credit card welcome bonus or building credit, paying one or two months on a card can be worth it. Paying every month on a card almost never is. ## Can I use Affirm, Klarna, or Zip to pay rent online? This is one of the most common questions we get. The honest answer: Affirm, Klarna, and Zip don't directly integrate with most apartment portals. You can't pick "Affirm" inside RentCafe or ClickPay the way you would at checkout on a retail site. A few third-party services (Flex, Til, Jetty) are built specifically to split rent into smaller payments and *do* integrate with some Dallas communities. Using a BNPL service to pay rent costs money (Flex charges a monthly membership plus optional fees). It can smooth cash flow, but it's not free. Use it as a short-term tool, not a long-term plan. ## Can my Dallas landlord require me to pay rent online only? In Texas, yes — with one important exception. Texas Property Code §92.010 says a landlord can require electronic payment of rent only if it's spelled out in the written lease. If your lease says rent must be paid online, that's enforceable. If it doesn't, you can't be forced to switch payment methods mid-lease. Two practical takeaways: 1. **Read your lease before you sign.** Look for the rent payment section — it should specify acceptable methods (ACH, card, certified check, money order) and any fees. 2. **If a landlord adds a new portal mid-lease** and tries to charge a fee or require it, you have grounds to push back.
