Moving to Dallas: Complete Relocation Guide for Renters (2026)

Everything renters need to know before moving to Dallas — neighborhoods, cost of living, jobs, transit, schools, and the rental application process.

Moving to Dallas: Complete Relocation Guide for Renters (2026)

Give yourself 6–8 weeks to relocate to Dallas: one week of neighborhood research, one week of touring, one to two weeks for application and approval, then move-in. Upfront costs run $3,500–$6,500 (first month, deposit, movers, utility deposits). First-time relocators usually land in Uptown, Downtown, or Knox-Henderson.

Step-by-step relocation timeline

Weeks 1–2: Research

Weeks 3–4: Tour

  • Schedule 5–8 tours across 2 days. (We can pre-screen and book these for you for free — that's literally the Dallas apartment locator service.)
  • Drive your prospective commute at the actual time of day you'll be doing it.
  • Walk the neighborhood at night.

Weeks 5–6: Apply

  • Documents to have ready: government ID, last 2 paystubs (or offer letter), 2 most recent bank statements, prior landlord contact, employment contact.
  • Application fees run $50–$100 per applicant.
  • Most Dallas approvals come back in 24–72 hours. See our step-by-step rental guide.

Weeks 7–8: Move

  • Schedule electric service through any Texas-deregulated provider via Power to Choose. Allow 3–5 business days.
  • Update your address with USPS, employer, banks.
  • Schedule movers 3–4 weeks out for best rates.

Jobs and major employers

Dallas-Fort Worth is one of the top US job markets. Major employer concentrations:

  • Downtown: AT&T, Comerica, Bank of America, Hunt Consolidated, law firms.
  • Medical District: UT Southwestern, Parkland, Children's Health.
  • North Dallas / Plano / Frisco: Toyota North America, Liberty Mutual, Frito-Lay, FedEx Office.
  • Las Colinas: ExxonMobil (HQ moved 2023), McKesson.
  • Legacy West: JPMorgan Chase, Toyota, Boeing, Ericsson.

Where you live should follow where you work — Dallas commutes north-south are reasonable; east-west across the metro can hit 60+ minutes at peak.

Transit

DART operates light rail, bus, and the TRE commuter rail to Fort Worth. The light rail is genuinely useful if you live near a station and work Downtown, in the Medical District, at Mockingbird Station, or at DFW Airport. It is not a substitute for a car if you live or work in the suburbs.

Schools

Dallas ISD covers most of the city; major suburbs have their own districts (Plano ISD, Frisco ISD, Highland Park ISD, etc.). Use Dallas ISD school finder to see what's zoned for an address. For ratings and reviews, GreatSchools is the standard reference.

Things that will surprise you

  • Heat. July–August daily highs of 100°F+ are normal. Plan electric bills accordingly.
  • No state income tax. Property taxes (and indirectly rents) are higher to compensate.
  • Drivers are aggressive. Highway driving in Dallas is faster and tighter than most US cities.
  • The food scene is much better than the national reputation. Eater Dallas is the canonical source.
